2 Story Prefab Homes: What a Two-Story Kit Gets You, and What It Costs

2 story prefab homes get you more living space on less land, and that’s the main reason people look for them. The honest catch is that “prefab” covers three different products, and they don’t all handle a second floor the same way. Here’s how a two-story kit compares, what Kit Culture’s two-story model gets you, and what it costs.

What “2 Story Prefab Homes” Can Mean

Search for two-story prefab and you’ll see three kinds of houses mixed together:

  • Modular. The house is built as finished boxes in a factory, trucked to your lot, and stacked with a crane. A two-story modular home is two or more modules set on top of each other.

  • Manufactured. Built to a federal code on a steel chassis. Most manufactured homes are single-story, so two-story options are rare.

  • Kit. The house arrives as precut, engineered components and gets built on your permanent foundation, floor by floor, like any site-built home.

Kit Culture builds kit homes. A two-story kit doesn’t need finished modules trucked in and craned into place, which matters on tight or wooded lots. If you want the full comparison, our guide to kit homes vs. modular vs. prefab breaks it down.

Why Build Up Instead of Out

A second floor stacks living space over the same foundation and under the same roof. That has a few real benefits:

  • A smaller footprint. You keep more of your yard, and it’s easier to fit the house inside setbacks on a narrow lot.

  • Less foundation per square foot. The foundation is part of your site cost, so a smaller one helps your total.

  • Separation. Living space and sleeping space can sit on different floors, which a lot of families like.

There are trade-offs too. The staircase takes up floor area on both levels. Your city’s height limit has to allow it, so check that before you pick a plan. And second-floor work happens off the ground, which makes it less friendly for owner-builders doing their own framing.

Kit Culture’s Two-Story Model: The Family

The Family is Kit Culture’s two-story kit. It’s 1,360 square feet with 3 bedrooms and 2 baths, and like our other kits it’s a precut, engineered package designed for Idaho and Washington codes. You can read more about the model in our Family Size two-story kit home overview.

The builder labor is optional. It’s what our builder partner, Directional Homes, charges for assembly labor and site coordination. The kit alone works out to about $107 per square foot, the lowest of our three models, because the kitchen and bathrooms are spread over more living space. Our page on build your own house kits with prices compares it with the Cottage and Modern.

What the Price Leaves Out

Like every kit price, the Family’s doesn’t include land, lot prep, the foundation, utilities to the house, upgrades past the standard spec, or difficult site conditions. Those get quoted for your lot. Our guide to kit home foundations and site prep covers that work, and if you’re just starting out, the article on the cheapest home kit to build yourself explains how kit prices and site costs fit together.

FAQ: Two-Story Prefab Homes

Are 2 story prefab homes cheaper than single-story?

Per square foot, often yes, because you’re getting more house over a smaller foundation and roof. In total dollars, a bigger house still costs more. Compare the finished cost for the space you need.

Can I finance a two-story kit home?

Yes. Kit homes go on a permanent foundation and lenders treat them like site-built homes. Our guide to kit home financing explains how the loan and draws work.

How is a two-story kit different from two-story modular?

A modular house arrives as finished boxes that get stacked. A kit arrives as precut, labeled components that get built on site, one floor at a time, the way a site-built house goes up.

The Bottom Line

2 story prefab homes make the most of a small lot. A two-story kit gives you that without a factory-built box, on a foundation like any other house. At Kit Culture that’s the Family, at $145,000 for the kit. If you’d like to know whether it fits your lot and your city’s height limit, give us a call.
